2018 Home Staging Statistics - Staging Works!

I'm so excited about our latest, 2018 home staging statistics survey results!  In the survey, we studied the results of over 4,200 staged homes which makes this the largest study of staged homes ever! The results came strictly from HSR Certified Professional Home Stagers from across the world but mostly in the U.S.

Over 4,200 Homes Surveyed Across the World...

  The 2018 home staging statistics reflect the current, hot real estate market and the amount of money seller's are seeing from investing in the staging of their home vs the seller who does not invest in staging within their market.

There has never been a better time to become a home stager because HSR stagers are killing it right now for their clients!

Ready for the results?

Yep, over 85% of those 4,200+ STAGED homes saw at least 6-25% MORE from the sale of their HSR professionally staged home than the home in the same market that was NOT professionally staged!

Even I was surprised at these results but in this hot market with the varying price differentials we are seeing from neighborhood to neighborhood, a home that is "dialed-in" for it's potential buyers is seeing HUGE results.

   

The largest percentage of results actually came in at 9-12% increase which was astounding!

There was a DIRECT correlation between the stagers who charged a bit more and the homes that got the BEST results in price!  In other words, you get what you pay for when it comes to "staging investment". 

When sellers spent just .5% of the sales price MORE on the staging services, they saw at least a 6% price difference!

In other words, when stagers charged less or stopped short due to the seller's tight budget, the results were not as good.  Those extra, cosmetic updates like paint, new light fixtures or flooring made a HUGE difference in the sales price outcome.

New 2017 Home Staging Statistics Are In!

The "actual value" of home staging is hard to quantify because who has the crystal ball to know what the home would have gone for had it not been staged?  Having said that, I get emails daily from HSR Grads who stage homes that have been sitting only to have them receive multiple offers after they staged the home. 2017 home staging statistics are hard to come by but luckily a new survey has been done.

Statistical Changes from 2015

In 2015 the National Association of Realtors® (NAR) created a survey profile of home staging for the first time and the staging industry went wild!  Finally, staging which has become commonplace on HGTV was being acknowledged in a real way by NAR.  I'm so pleased to see that NAR has updated those statistics for 2017 and while not much has changed, here are some key differences in the report:

  • Staging the Outdoor Spaces has become much more critical as "outdoor entertaining" is hot!
  • The 2017 profile featured the importance of staging for each room of the home

My mission has always been to "make hiring a professional home stager when selling a home an industry standard" and it's statistics like the ones below which help our industry EDUCATE, EDUCATE, EDUCATE the value of what we do!

Yep, agents are "getting it" and the "Seller's Agents" are really seeing that the homes that are staged are getting a better price than the un-staged homes.  While it's hard to quantify exactly how much more a seller is getting for their home, it's easy to say that improving upon a product usually nets you more.

How Important is Each Room from a Staging Standpoint?

How important is staging every room of the home?  It turns out that each room has it's own value of importance according to these 2017 home staging statistics.  In fact, this is one reason why I train my students to do good, better, best type bids when it comes to staging a vacant home.  Providing options to clients in a way that fits their budget while maximizing return on investment is important and my HSR home staging certification training teaches this critical business concept.

Who Pays for Staging?

A lot of times the agent feels like they should be the ones providing the staging service or paying for staging but this is simply not true.  The home seller benefits the most by having their home "move-in ready" and staged, so they should be the ones to pay for this critical service. 

In fact, now more than ever home seller's are contacting a professional home stager BEFORE getting an agent...

Finally, the National Association of Realtors has surveyed real estate agents on the merits of home staging!  To see the full report, click here or on the image below.  In the survey, they interviewed over 2,300 real estate agents to get their opinion on the benefits of staging, who pays for the staging and how often they recommend staging to their clients.

As a home staging trainer whose sole mission has been to “make home staging an industry standard” for the last 10 years, I’m happy to say that a whopping 34% of the agents surveyed insist on ALL their homes being staged!  Yippee!  Before I get too excited, we stagers have a long way to go in educating the other 66% who don’t think that every listing benefits from staging, so here you go…

Latest Home Staging Zillow Statistic

As the market heats up, we are seeing more real estate agents and sellers recognizing the huge benefits that come with hiring a professional home stager!  Here is the latest in home staging statistics according to a new Zillow Digs survey of Real Estate Agents and Interior Designers:

Hiring a professional home stager was listed as one of the top two critical improvements a seller should invest in when selling their home in 2014.

I’m seeing bidding wars all over the place for the right home that is staged beautifully in this 2014 spring housing market.  The savvy agent who wants to have the reputation for getting sellers “top dollar” understand the necessity of staged and merchandised rooms, as well as professional photos to post online.

Curb Appeal was listed as the number one home improvement item while using a professional home stager was listed as number two according to the survey.

A home stager can skillfully identify ways to highlight your home’s best features and compensate for its shortcomings. The goal is to make “your home appeal to the broadest audience and number of buyers possible,” says Zillow Digs Board of Designers member Mara Miller of Carrier and Company in New York City.

Warning…not all home stagers are the same!  It takes extreme design expertise, a strong knowledge of the real estate market and buyer demographic, as well as special training in phraseology, staging psychology and vendor partnerships (flooring, window coverings, furnishings, etc..) to really maximize the value of the transformation.

Seriously Flawed Study

This is not true staging by any means…

 

There was a study published by the Wall Street Journal* claiming that “staging” has no effect on the home’s sale price based on the photo above…seriously?!  The study had a group of people view virtually staged before-and-after photos and asked them whether they would pay more for the beige room (above) over the purple room (below).  Each of the respondents said they would not pay more money for the beige virtually staged room over the purple room.

How can anyone take this study even remotely serious is a minor miracle.  Here are the huge problems with this study:

  • The rooms were “virtually staged” (not real, in person staging which is what “staging” is truly is)
  • They were “virtually staged” by a someone who doesn’t appear to know much about staging from the looks of the “after” photos
  • The “before” photos of a purple room (see below) and colorful furniture look so cartoon like, it’s almost laughable!
  • Ironically, the respondents believed that “other” buyers would pay 3.7% to 4.0% less than value of the home if it’s not painted and fixed up.
  • Virtual stagers are insulted by these photos since they don’t come close to the quality work that a true, virtual stager can do.

I wasn’t going to even respond to this study since I didn’t want to bring attention to something so absurd but since there has been some chatter about it, let’s put this matter to rest once and for all.

 

Anyone with half a brain would look at that “after” photo and never in a million years call this a “staged” room!

In case you were one of those silly people who actually wanted to give this study credence and thought that room was “staged”…here is what “staged” really looks like of a home that sold for $100,000 over asking price in October, 2013 within 8 days of staging:

I guess it’s a good thing this home seller didn’t listen to “other” agents who think staging doesn’t work and cite this study…

 

By the way, I could have produced tons of other similar success stories and photos by the many amazingly talented home stagers across the country who have been maligned by this study.  It doesn’t take a rocket scientist to know that when you improve upon a product, you get a better price.
