2015 NAR Home Staging Statistics

NAR Home Staging Statistics Are In!

Finally, the National Association of Realtors has surveyed real estate agents on the merits of home staging!  To see the full report, click here or on the image below.  In the survey, they interviewed over 2,300 real estate agents to get their opinion on the benefits of staging, who pays for the staging and how often they recommend staging to their clients.

National Association of Realtors 2015 Home Staging Statistics

As a home staging trainer whose sole mission has been to “make home staging an industry standard” for the last 10 years, I’m happy to say that a whopping 34% of the agents surveyed insist on ALL their homes being staged!  Yippee!  Before I get too excited, we stagers have a long way to go in educating the other 66% who don’t think that every listing benefits from staging, so here you go…

I’ve included some fantastic quote images below from the staging report, I want everyone to share on Facebook, Pinterest, your websites, etc…all year long.  They are yours to use freely to get the word out!

7 Reasons to Start a Home Staging Career

7 Reasons to Start a Home Staging Career

I just got back from Las Vegas and the RESA Convention and my ears are buzzing with all the excitement and enthusiasm from home stagers across the globe.  I’ve been doing staging training for almost 10 years now and I can truly say there has never been a better time to start a home staging career than now!  Here are my 7 quick reasons why this is the best time to start a home staging career but I’ll have more to report on the RESA Convention in coming blogs:

1. Home Stagers are Busier Than Ever!

Yep, the general consensus from the over 350 professional stagers at the RESA Convention is that they are BUSY.  Their phones are ringing and they are staging and doing redesign like crazy.  This isn’t too surprising because of the next handful of reasons but to say that 2014 was a good year for starting a home staging career, as well as staging statistically is an understatement.

2. The “Body of Work” is Better Than Ever!

When you look at the RESA Industry Awards and the amazing work these stagers do every day, you will truly become a believer in the benefits of staging.  Michelle Minch, a Los Angeles Stager and 2006 Home Staging Resource Graduate, was the overall winner in 2015 for her gorgeous vacant work which is sampled below:

When stagers do amazing work, real estate agents, home sellers, home builders and everyone else take notice.  The listing photographs stand out and these homes get the best price!

3.  The Redesign Side of the Staging Business is Booming

When I started the Home Staging Resource almost 10 years ago I knew that I needed to add Redesign training as well…great staging turns into move-in redesign.  I was the only staging trainer at the time (and even currently I believe) who incorporates both certification in staging and redesign into the training business model which is essential.   According to a recent Houzz Survey of 6,500 home professionals over 90% expect their business to grow!

4.  2014 Statistics on Home Staging are Better Than Ever

Those of you familiar with my blog know that we polled over 350 home stagers and 3500 homes sold worldwide and asked them (and their agents) two critical questions:  Are professionally staged homes selling for  more than not professionally staged homes?  At what percentage increase on average are they selling higher?  While the responses varied, on average the homes that were professionally staged in 2014 sold for 10% more than the homes that were not professionally staged.

 5.  Home Staging and Redesign Training Has Never Been Better!

The training for staging and redesign has never been better!  In fact, did you know that almost every one of the staging award finalists in the US categories (and some in the Canadian) are part of my Staging Mentors program?  We now have so many wonderful, generous mentors I don’t even list them all on the site.  The Staging Mentors program which is the third package in the HSR Certification training won for most Innovative Product or Service of the Year in 2015 at the RESA Conference!

Here’s a picture of me hugging my award at the Conference…

Not only has my training improved over the years, but I know that others have as well because we keep each other sharp and motivated.  Most of all, we love to see our students succeed!  I love what beautiful Kristi Barnett is doing in her psychological staging and tricky space trainings!  Here’s a photo of us on the red carpet:

6.  Stagers are the Best, Most Generous and Fun People in the World

Okay, here’s where I may be a bit biased but I have to say that home stagers as a whole, are a very fun, hard working, innovative, kind group of people with hearts of gold!  There is an enormous amount of respect we give to each other and our clients.  Stagers are fueled by their passion in design and their perfectionist personalities.  Here’s a photo from the RESA Conference of some of the HSR Grads over the last 10 years who I’ve had the honor and privilege to be a part of their training.  As you can see, we are still having fun up on stage chit chatting…

And another fun photo of our yearly HSR networking event where I buy drinks for all my grads prior to the conference.  Even the bartender commented on what a nice, fun and cool group of people we are:

 7. HGTV…Need I say More?

I would be a fool if I didn’t acknowledge that the rise and popularity of HGTV and websites like Houzz give people motivation to put beauty into their homes and buyers a “vision” of what they want to see in their next home.  The professional home stager is the person who makes that vision a reality!

So if you’re sitting on the fence and wondering if 2015 is your year to have a home staging career…just do it! I’ve never heard anyone have regrets going into this incredible industry but I do hear people regret not getting into it sooner or getting the right guidance.

The Business of Home Staging

Knowing the Business of Home Staging

I love to share stories of personal growth and business success because I know it touches on our basic, core needs: to learn, be needed and to do something important and of value.

Nancy’s story touched me because she was not only surprised by her growth, she was able to truly help a house flipper turn a property that was sitting on the market for 5 weeks into something that sold immediately after she staged it.  According to the recent 2014 home staging statistics, this is no surprise!  Here’s her before-and-after photos and her story:

Hi Audra,
I wanted to take some time and really digest this journey. When I finally decided to bite the bullet and take the plunge and sign up with Home Staging Resource I had no idea of the personal growth that I would experience. I was always confident in my ability to stage a property. However it was the business side of home staging that really held me back...

Thank you for all you taught me. The major surprise for me was how much my confidence grows every day!

As you know I did my first job and got hired by the same client to do another house before I finished the first job. When I did finish and the house was listed in sold in 6 days.  They have already hired me to stage the next property they are flipping before it goes on the market.

This industry has changed me in many ways, but the one that is most obvious is that I finally believe that I can do anything that I set my mind to.  I really love the whole process, I love looking at a space and seeing in my mind what needs to be done. I love the shopping and putting everything together, but most of all I love getting the call telling me a property has been sold. That is very satisfying to my soul.

Why Home Staging Certification Matters

Why Home Staging Certification Matters – 5 HUGE Reasons

Why go through a home staging certification program to become a home stager?  Specifically, why go through our HSR Certification program instead of going it alone or with another company?  I know it’s tough to decide which home staging certification course to invest in when just starting out, so I thought I’d list some of our huge differences in this post along with some fantastic before and after photos of a luxury home amazingly staged by JoMcLaughlin Designs…

Here are 5 HUGE reasons why the HSR Certification matters…

Before Photo - JoMcLaughlin Designs

Before Photo – JoMcLaughlin Designs

1.  We are the only Home Staging Certification program who is constantly adding, evolving and continuing to educate our members WITHOUT charging extra for it.

After Photo - Staged by JoMcLaughlin Designs

After Photo – Staged by JoMcLaughlin Designs

I just finished posting another hour long video of a home and I thought to myself, “why am I always adding this kind of stuff to the training for free while other trainers would surely charge extra for it?

If I’m going to represent and deliver a home staging certification program then it has to be on-trend, evolving and growing, so that my HSR certified members are always on-trend, evolving and growing their businesses.

Another After Photo – Look how you can now see the view!

Simply put, Home Staging Certification matters when it grows alongside your business NOT simply something you “completed” years ago.

We are in the design field which is a changing industry especially when coupled with the real estate industry, so it’s critical for home stagers to always be learning about both design, staging and real estate!   Which Home Staging Certification program you choose to go with will define you and your business for years to come.

3.  We don’t take you into 1 home, we take you into over 30 homes!

The HSR Certification program is online, so it doesn’t take you into a home for practice with 20 other trainees BUT instead I take you into over 30 homes and over 30 hours of video in the training because I know that homes are all very different and you need to see it all!  We also have a hands-on, job shadow day where you get personalized training in a real life setting.

4.  You Need to Know A Lot in this Industry, so 10 hours of video or classroom time is NOT going to cut it

Other trainers offer “10 hours of video training” while our training has well over 65 hours of step-by-step videos on staging, styling, branding, marketing, website marketing, realtor partnerships, social media, services, pricing, vacant staging, luxury staging, organization, shopping, window coverings…basically you name it!  We also have over 48 hours of live webinar training available to members throughout the year.

5. HSR Home staging certification matters because your clients know that you have the confidence, education and experience to tackle any project or home!

In the photos above, Jo McLaughlin fearlessly transforms this luxury, waterfront home only months after becoming HSR Certified.  Her story is a common one because once you go through our program, you will be changed.

Home Staging Zillow Statistic

2014 staging statistics

Latest Home Staging Zillow Statistic

As the market heats up, we are seeing more real estate agents and sellers recognizing the huge benefits that come with hiring a professional home stager!  Here is the latest in home staging statistics according to a new Zillow Digs survey of Real Estate Agents and Interior Designers:

Hiring a professional home stager was listed as one of the top two critical improvements a seller should invest in when selling their home in 2014.

2014-4-17lisa

“In a market where home prices are rising, it becomes even more essential to get every dollar you can from the sale of your most expensive asset…professional home staging does this for sellers.” – Audra Slinkey

I’m seeing bidding wars all over the place for the right home that is staged beautifully in this 2014 spring housing market.  The savvy agent who wants to have the reputation for getting sellers “top dollar” understand the necessity of staged and merchandised rooms, as well as professional photos to post online.

2014-4-17vm

Curb Appeal was listed as the number one home improvement item while using a professional home stager was listed as number two according to the survey.

A home stager can skillfully identify ways to highlight your home’s best features and compensate for its shortcomings. The goal is to make “your home appeal to the broadest audience and number of buyers possible,” says Zillow Digs Board of Designers member Mara Miller of Carrier and Company in New York City.

2014-4-17td

Warning…not all home stagers are the same!  It takes extreme design expertise, a strong knowledge of the real estate market and buyer demographic, as well as special training in phraseology, staging psychology and vendor partnerships (flooring, window coverings, furnishings, etc..) to really maximize the value of the transformation.

Top Ten Staging Trends for 2014

Top Ten Staging Trends

I love design and probably own every staging and design book and magazine available.  I’m really loving the design trends that are driving the staging trends of 2014 because they reflect the brighter economic outlook of sellers and buyers.  When people feel good about their home equity, job stability and market conditions…great things happen in design!  It’s no wonder that in a recent Houzz Survey all of the tradespeople (especially designers) were feeling wonderfully, optimistic about their revenue growth in 2014!  There’s never been a better time to become a stager and designer!

2014-4-23- stagingmagic2

 1. Staged Outdoor Spaces – Can you imagine what this space would look like without the staging? Yes, it would be cold and dreary. Karen Hunter of http://www.staging-magic.com/, transforms this yard into an entertainers dream come true! Staging is about creating the vision of what life in the home would look like and including the outdoor living areas is critical! This staging trend is probably one of the most essential and I see so many sellers not have their outdoor areas staged. Remember a photo is worth a thousand words, so have the stager stage the outdoor space, take your gorgeous photos and that is what will sell the buyer online. 95% of buyers are online first trying to find the home of the dreams…what do you think this photo would say to the buyer?

2014-4-23- stagingmagic1

Don’t forget to stage all of the outdoor space and especially the BBQ/bar area. The husband weighs in on the home decision and I imagine this staged outdoor area would speak louder than the table area.

2014-4-23-Forgiehomestaging1

 2. White Kitchens – Huge trend now for home owners is light, white, bright kitchens! In a recent Houzz survey an overwelming amount of respondents desired a white kitchen in their home. A professional stager can easily offer this solution at a low cost since the right painter, accessories and accents are what is needed. When the kitchen comprises almost 30% of the buyer’s decision (according to NAR) a little more expense in this main area makes a world of difference in price! Elayne Forgie of http://forgiehomestaging.com/, works wonders in this space.

 3. Birds On Display – The bird in the pillow is just a taste of what we will see more of in the future. Whereas last year’s trend was the white porcelain deer head on the wall and horses, this year’s trend is sweet, little birds. I also love how Monica of http://www.definedspacesstudio.com/, used a palette of wheat yellow and variations of blues to create this dreamy bedroom. Okay, I know the chevron pattern is a bit over-used but in this instance it anchors the palette of yellow and blue nicely.

 4. White Slipper Chairs and Bright Pops of Color on a White Canvas – White slipper chairs have always been popular but now we’ll see more of them in these whimsical settings where pops of bright hues help to modernize the space. This staging and design technique by Jo McLaughlin of http://jomclaughlindesigns.com/, looks great throughout the home as the overall sunny economic outlook reflects the bolder color palettes people desire. I also love the metallic framed art which is also very popular right now whether silver (as in this photo) or gold.

 5. Speaking of gold….the next big trend is warm gold/brass accents – Framed mirrors, art or brass bar carts add warmth and sophistication in any room. Carmen Cuesta of C.C. Loeb Interiors beautifully displays an old wooden table with a touch of vintage and greenery.  Certified Home Stagers and Home Stylists have many inexpensive tricks they use to add glamor to a space using what home owners already have.

 6. Purple Accents in Small Doses – We all know that the Pantone color of the year dictates future color trends (that’s why we’re seeing so much yellow and turquoise now manifested in design (Pantone’s past colors) but this year’s Radiant Orchid I believe will be best seen in small doses in living areas (as in this staged living area by Lisa DeFrancesco of South Shore Staging and Photography, http://www.ssstagingandphotography.com/.

And while you won’t see Radiant Orchid on the walls in the living areas of truly staged homes, you will see it in beautifully redesigned/styled homes. Susan Batka of Aerie Interiors, http://aerieinteriors.com/ creates a sensual and inviting space for the bolder client. The zebra print rug really helps to anchor the space and look.

2014-4-23-Forgiehomestaging2

7. Dual Coffee Tables – placing two coffee tables next to each other to scale a larger space is a much better staging solution than just one.

8. Clear Tables, Chairs, Lamps and More – Glass has always been an excellent staging tool because of it’s reflective nature and ability to create more light in what would probably be a dark space. Elayne uses glass tables, glass hurricanes and glass lamps to move the minimal light throughout.
White is Right in Big Doses – While white kitchens is the hottest kitchen trend, white also sells when it’s in an 80% dose as in this living room.

9. The Navy Comeback – Navy blue is making a come back in a huge way!  Navy just stole our hearts originally via patterns like chevron, ikat and floral (as in this chair) but now it’s really making it’s presence known as a “new neutral” that pairs well with yellow (as shown), turquoise, coral, chartreuse, wheat …basically all of the bright 2014  on-trend colors that add pop to a space. Navy is one of those versatile colors that can work with bright or earth tone accents (just open your latest Pottery Barn catalog to see it with earth tones).

2014-4-23- Elitestaginganddesign1

 10. The Statement Piece Over-sized Chair – There are so many things I love about this staged space but the dramatic, over-sized, wing-back chairs are my favorite. Every space needs that one thing that makes the buyer go “wow”! Kristine Ginsberg of http://www.elitestagingandredesignmorriscountynewjersey.com/, the USA Top Professional Stager of the Year invests in luxury accessories that create harmony and sophistication in her spaces.  Plush elements like the platinum garden stools, mirrored console and geometric lamp shades serve to pull together this space.

In a new Houzz Survey all of the tradespeople (especially designers) were feeling wonderfully, optimistic about their revenue growth in 2014!  There’s never been a better time to become a home stager and designer!

Look for non-matching chairs around the dining table for interest.

11. Non-Matching Chairs Around the Dining Table to Create Interest and Memorability – Those of you who are familiar with my staging and design training know that I never stop at 10, so here’s another trend I think will play strong in the staging world.  You can remove the end chairs in a formal dining space to create space and to also take a great, real estate photo head-on OR add unique, statement piece end chairs to take an interesting side photo of the space.  Remember, staging is always about the best photo since 95% of buyers are online first, so pick the shot, then stage it.

What Agents Really Want

3 Tips on What Agents Want from Home Stagers and a Staging Story

What a lot of home stagers don’t realize is that agents want different things in different real estate markets.  For instance, in a “buyers market” which was 2007-2011 agents just want the property to sell and not sit on the market like their competitions.  In today’s seller’s market, the savvy agent wants to get the best price (and sell quickly) but price is king.  Why?  Because the smart agent knows that if they can be the “high price” leader in their market, then people will give them their listing (instead of their competition).

I love this story told by Lori Murphy who was recently awarded a 2013 Best of Houzz award and nominated for the RESA Rising Star of the Year even though she essentially just completed her HSR training and started her business last year!  At the end of the story, I give my three tips on what agents want right now…

lorimurphy1

Hi Audra,

Last Friday, I met with a broker who pays for a staging consultation for ALL of his listings.  I met him through an agent in his office that I have worked with.  The broker’s name (to make it easier) is John.
So, John explains to me how they had a stager who became ill and quit the business and how they have been searching for one since.  They’ve used one here and there and he said, they probably “staged” OK . . . but they needed more.

lorimurphy2

He continued to tell me how he wants someone who will give the seller the “bad news” so that he doesn’t have to, because he wants to keep his relationship with the seller.

The stagers they’ve been using seemed to just want the seller to like them.  He said, “I need someone who will explain to sellers “why” and help them understand it is important in preparing the house to sell.  I’d rather postpone putting it on the market by 4 weeks, if when it is listed it’s ready . . . every thing’s done.”

lorimurphy3

As I sat there listening to him, (he went on for an hour . . . I’ll try not to), I realized something.

At first I shook my head agreeing with him and thinking to myself, “well, of course, that’s what we do” . . . and then it hit me . . . I was trained that way.  But it became suddenly clear that because not every stager in Columbus, Ohio received their certification from the Home Staging Resource . . . . well, let’s just say the advantage I have became crystal clear.

lorimurphy4

I don’t know how or what material the other courses train but I do know that I received the most comprehensive training from HSR.  It wasn’t just – “here’s a certificate, now go and tell people you can decorate”.  I learned so much more than how to help prepare a home to sell.  I have learned (and continue to) so much about being in business as a whole.  And I remember when I decided to get my certificate, looking at all the courses that are offered.  I remember being on the HSR page for the first time and thought “oh, my, there’s a lot of stuff here”.  But for whatever reason – I chose to sign up.  And I remember thinking that it was so much to take in; but read your words about how it would all come together and make sense.
Eventually it did make a little sense, and then a little more, and then came the first staging job . . . .and then it really came together!  lol

lorimurphy5

My time with John ended with him giving me the name of a seller, and 2 more later that week.  I am hoping this is the beginning of a great partnership.  I am anxious to see what he thinks of the consultation report I sent him and the client; something tells me he will be impressed.  =]  (yes, it’s from the HSR staging forms, tweaked a little).
In the meantime, I mentioned John to another agent I have worked with and the next thing you know, she sent me an email saying, “hey, I thought maybe we could do some marketing together”.    She now wants to reimburse sellers for the consultation if they stage first with me.

Audra, I’m so glad I made the choice to sign up with HSR!  And YOU . . . over the last year and a half, I have never felt that I was in this alone.

Thanks Lori for the story and photos.  Here are three tips for what I think real estate agents want and need right now:

  1. Agents want to be listened to and understood – This may seem obvious but too many times the stager is trying to fit the agents needs into their business model rather than coordinating their pricing/services around what the agent needs.
  2. Agents need “staging honesty” for them and their clients, so that the house will get “top dollar” – I see a lot of stagers do a “half staging” job  which looks worse than vacant sometimes because the scale is completely wrong.  As stagers, we need to be clear and honest about what the home needs to get the best price.  The agent does not want to be the “low priced” agent, so we need to be ruthless with the seller on what kind of return they can see in a seller’s market if they stage it well.
  3. Agents need tools and resources that look great in order to resell our services to their clients – This is where so many home stagers go unnecessarily wrong!  Agents need beautiful looking sales materials to convince their clients that staging is the right thing to do.

Image is everything and that is why I just added a a 6-video and two-hour series about “Blinging Your Brand” in our HSR Member’s area because we have to make agents look good for their clients!

Cheers to all the talented home stager’s out there!  Any more tips you would like to add to this post?

XOXO – Happy Staging!

Seriously Flawed Study

This is not true staging by any means…

There was a study published by the Wall Street Journal* claiming that “staging” has no effect on the home’s sale price based on the photo above…seriously?!  The study had a group of people view virtually staged before-and-after photos and asked them whether they would pay more for the beige room (above) over the purple room (below).  Each of the respondents said they would not pay more money for the beige virtually staged room over the purple room.

How can anyone take this study even remotely serious is a minor miracle.  Here are the huge problems with this study:

  • The rooms were “virtually staged” (not real, in person staging which is what “staging” is truly is)
  • They were “virtually staged” by a someone who doesn’t appear to know much about staging from the looks of the “after” photos
  • The “before” photos of a purple room (see below) and colorful furniture look so cartoon like, it’s almost laughable!
  • Ironically, the respondents believed that “other” buyers would pay 3.7% to 4.0% less than value of the home if it’s not painted and fixed up.
  • Virtual stagers are insulted by these photos since they don’t come close to the quality work that a true, virtual stager can do.

This isn't even good virtual work!

This isn’t even good virtual work…is this Mickey Mouse’s home?

I wasn’t going to even respond to this study since I didn’t want to bring attention to something so absurd but since there has been some chatter about it, let’s put this matter to rest once and for all.

Anyone with half a brain would look at that “after” photo and never in a million years call this a “staged” room!

In case you were one of those silly people who actually wanted to give this study credence and thought that room was “staged”…here is what “staged” really looks like of a home that sold for $100,000 over asking price in October, 2013 within 8 days of staging:

(This home was staged by Donna Dazzo of  Designed to Appeal in New York City)

I guess it’s a good thing this home seller didn’t listen to “other” agents who think staging doesn’t work and cite this study…

By the way, I could have produced tons of other similar success stories and photos by the many amazingly talented home stagers across the country who have been maligned by this study.  It doesn’t take a rocket scientist to know that when you improve upon a product, you get a better price.

XOXO – Happy Staging!

5 Reasons to Start a Staging Business in 2014

What are your gifts?

What are your gifts?

What is it that you love to do and are passionate about?  Chances are if you love it, you are truly gifted at it.   Do you get goosebumps when you walk into a book store and head to the interior design section?  Do you anxiously wait for your design magazines to come in the mail or get “geeked up” over organizing your closet?  Do you notice every design detail when you walk into a friends house and then subconsciously rearrange the space in your mind? If you answered “yes” to any of these seemingly absurd questions then you definitely have what I call the “design sickness” and the good news is there’s never been a better time to explore the possibility of creating a business doing it.  There is nothing more exciting then doing what you love and getting paid for it!

Here are five reasons (with statistics) why starting a staging and redesign business is a practical and perfect idea for 2014:

  • Home Values Are On The Rise – What a roller coaster it has been but now in almost every area of the country, home values are going up.  What does this mean for stagers?  It means there is value in the sale of the home, so staging becomes a “windfall” of sorts for sellers who really want to get all they can out of selling their most prized possession.  (The median price of a house in the United States is $197,100 which is up over 10% from last year’s median price of $176,800 according to the National Association of Realtors NAR) (According to the National Association of Realtors, almost 20% more home sold over 2012 numbers:  5,160,000 homes in 2013 vs. 4,660,000 in 2012)
  • Remodeling Is On The Rise – What happens when people start to take an interest in their homes?  They look for critical expertise from a home stylist, color expert and designer! (In an HGTV Magazine reader poll over 25% of readers underwent a big renovation, like a new kitchen or bath in 2013)  (In a 2013 Houzz survey of over 100,000 people over 53% plan a renovation in the next couple years, think it’s a good time and plan to hire professional help)
  • Home Staging Was Specifically Listed As A “Best Career for 2013 and Beyond” – In an article by career guru, Marty Nemko, staging was listed as a best job and fastest growing career for the future. (Link to Article)
  • Sellers Are Now Staging Savvy – With the rise of HGTV, Pinterest and Houzz the average seller understands the value of professional, design advice for both living and selling!
  • Agents Are Now Staging Savvy – It’s taken home stagers years to educate the real estate industry of the benefits of staging and now home stagers have become a de rigueur part of preparing a home for sale.

The most famous real estate agent of all time, Barbara Corcoran is speaking at our Staging Convention in a couple weeks, so it’s incredibly encouraging to see how our work over the years in educating the public on staging has Barbara as a huge supporter and advocate!

Timing is everything and building a business is a luxury but the biggest regret I hear our member stagers say is that they wish they started earlier.

Here are just a few quotes from our members I thought was worth posting to encourage others that a new year, can mean so much to you…or it can pass you by.

I’m very glad I decided to get my certification and go into the home staging field.  I LOVE staging homes and it doesn’t seem like work at all.  I also LOVE getting great results for people and seeing their homes sell quickly!

Before deciding to invest in a Home Staging training course I’d done quite an exhausting search to find the course that would best suit my needs, budget and one that would give me the tools I needed to buid my business and my confidence.  I have found all of that and more with the Home Staging Resource.  I do know a quite few stagers and they have all said they wished they had trained with HSR instead.  All of the materials you need are included with HSR, where they had to pay extra for just about everything that HSR provides.  So glad I made the decision to go with the Home Staging Resource!
