Pursuing Your Passion

I hear it all the time…”I need to just wait for XXX to happen and then I can pursue my dream of becoming a home stager.”  Sometimes waiting for the stars to align means things never happen for us.  Most of the time we let fear and self-doubt paralyze us from making decisions we know we would love to do.  Will you be finally pursuing your passion in staging for 2016?

Cori Smith of The Humble Abode was in this exact situation last year before she finally took the plunge by pursuing her passion and joined the Home Staging Resource training.

I recently asked her if she would have done anything differently now that she is living and breathing staging and she answered:

The only thing I would have done differently is doing it sooner.  I believe the biggest challenge starting a new business is courage and know how.  I needed a more solid business plan/model. HSR provided the guidance and direction I needed to be a Professional. 
 
So, don’t wait! If you have been rearranging furniture since you were 8, have a love of color and decor and your friends ask you all the time to help them with their house….Its time!!!

Cori graduated from the HSR training in April and hit the ground running with her business and passion!  When I interviewed her originally after she signed up, she told me these prophetic words:

My background in design and decor has always been a hobby and a passion.  Friends and family have been telling me for years to do something with my gift/talent…I am looking forward to making something that I have ALWAYS done into an official business!

I followed up with her a couple months ago and asked her how her business was doing and what advice she would give.  Here is her amazing story, wisdom and photos merely 6 months later…

1.  What was your background before starting a home staging business and how did it serve you well in this new endeavor?

My background was primarily in EMS. But, I have always been redesigning, remodeling and staging for friends and family.  I can’t remember a time when people didn’t tell me that I should design and decorate professionally. When I finally took it seriously I searched out Staging accreditation and chose HSR.  It is the best decision I could have made. HSR provided the bones for my business. The plan and direction.  There really is no way I could have done it with out HSR.

Now, thanks to the training that HSR~Audra Slinkey~ provides, my new business is gaining success every day!

2.  How “busy” are you today and why?  Do you have any real estate agent partnerships?

As of July, 2015 I average 1 to 2 consultations (redesign and/or occupied staging) a week, 1 redesign project every 2 weeks and at least 1 vacant staging per month. And my business is growing with a new partnership…the Charleston Dream Team. AND as I was completing a vacant staging project just yesterday, that client called Charleston Home & Design whom they work with frequently and told them to do a piece on my business.  None of this could have happened with out HSR!

3. Wow, that’s a steady stream of business already!  How have you marketed yourself?

Lets just be totally honest here….marketing is NOT my strong point.  I have quite a few friends and acquaintances that are realtor’s. That helped. My first vacant staging as The Humble Abode was basically a charity project (wanted to help a friend sell her vacant listing of 4 months and I knew I could do it!). I pilfered furniture, begged and borrowed and invested in my first acquisition of accessories. Promoted the talents of other friends who are Artisan’s and Craftsman by using their wares to fill the “Crooked House” a 1923 Charleston Single in Historic down town. It would have been easier to just deliver a yummy plate of “Pop By’s” to the nearest Realtor’s office.  The home received an offer with in two weeks of being staged….it wasn’t done up fancy or lux…just felt lived in.  That got folks talking about The Humble Abode.
Now, I use Thumbtack, Porch, Houzz and Face Book for most of my marketing. Mailers don’t seem to work and I haven’t had a great response to email marketing.  In my area it is who you know or who know’s you and refers you.
Get to know your Realtors. Establish relationships, make friends. In this day and age I am finding that people appreciate the face time and that you care about them and their clients.

4. Are you glad you decided to go into the home staging field?  Why or why not?

Yes!!! I was staging before I even knew there was such a thing and I have found my professional niche! I will most likely never do anything else.

5. Any words of wisdom for those just entering into the field?

I just have to THANK YOU again for HSR and the thorough extensive training you provide. I honestly could not have made my passion (or should I say fetish) into a business with out this amazing training!  I recommend that others trust the HSR training and learning process. Give yourself time, confidence comes with experience. Be honest with your clients.  Don’t be afraid to fail~that’s were we learn the most!

I have never heard any of our HSR Members say they regret following their design passion and getting into the industry…Never!

2016 Pantone Color of the Year Rocks the 80’s

When I saw the 2016 Pantone Color of the Year (which is not a single color but two colors in harmony), I was giddy with excitement!  Why?  Because when was the last time you saw dusty pink (Rose Quartz) and pale blue (Serenity) together?  Yep, you guessed it…the 80’s!

Pantone states that it’s intent in picking two colors was to reflect “connection and wellness as well as a soothing sense of order and peace.”  This is the first time they have ever picked two colors (which I love!)  “Anxious times call for calmer colors,” said Pantone.

The reality is, the last time you saw these two colors side-by-side was over 25 years ago at a time not that much different in “turbulence” and tension than today.

Remember these guys?  You couldn’t get through an episode without seeing our 2016 Pantone Colors on display in garb and interiors.  Crockett is wearing our 2016 Pantone Colors.  Be still my beating heart! But seriously…do you have any of this color combination in your closet or interiors?

No, probably not because I did several searches on Houzz and Google and you don’t see this color combination in interiors anymore.

When you have two prominent paint companies (Benjamin Moore and Sherwin Williams) choose variations of white as their color of the year, it feels as if Pantone’s made a very bold move.  Not only is it unconventional to pick more than one color (something they have never done), they have specified two colors that have not been seen in unison in 25 years!

I feel like we should have seen this coming since lately we’ve seen increased popularity of certain “elements of the 80’s” in the last couple years.  For instance, who hasn’t purchased brass (anything) and ginger jars in the last year?

What makes me giddy about moving towards the 80’s style is not only am I a product of the 80’s (class of 1989) but my love for interior design (inspired by my mother) was born in that decade.  That decade represents a certain fearlessness when it came to dress, style, interiors, music and culture that has not been seen since.

My mother had designed our living room in the 80’s with pale blue carpet, dusty pink chairs, brass framed photos and standing light fixtures, several ginger jars and of course a large white couch.  Pink and blue were everywhere in our house in the 80’s because it was hot, hot, hot!

It was the decade that celebrated the ridiculous and absurd while ushering in the “preppy” and “yuppy” sub-cultures.  It was truly a decade of diversity in a form that treasured being unique.

It was cool to NOT buy designer.  It was popular for boys to wear pink…or color your hair any color you prefer.

 

Is Pantone trying to usher in the carefree attitude of the 80’s or merely giving a nod to gender equality?  An even better question is…are we ready for the 80’s?

So…do we hold our breath and wait and see if it catches on or do we embrace it for all it’s worth?

Okay, I couldn’t resist this one…

Personally, I don’t think it looks too bad in this more modern setting…What do you think?

It’s interesting to me that the colors picked by Pantone this year have no relationship with last year’s pick (which many people were not fond of).  It’s almost as if Pantone said, “we better get it right this year and be cutting edge since we kind of blew it last year.”  Whatever their intentions I love to see the changes in design, color and trends…it’s what makes us home stagers and designers super happy!

In the over ten years I’ve been doing home staging training, I NEVER get tired of seeing gorgeous, home staging before and after photos!  Successful staging is not “easy” or something you can learn in a book.  Amazing staging is an ART form born out of extreme expertise driven from a life time of a passion for interiors.  There is so much design talent in our HSR certified membership, I just had to share some of my recent favorites from our almost 10,000 photos in our Stagers Connect photo gallery…

Look what Ginger Slemons of Elevating Spaces, a home stager in Salt Lake City did to this home!  It’s all about getting the buyer to stay in the home and eliminating those questions a buyer would have about a home that does not look “model ready”.  As you can see from these two home staging before-and-after photos PAINT makes all the difference!

And you all know what a pillow freak I am, so you can imagine how much I love the way this master bedroom home staging before and after is given some fun style with just a pillow…

Nichol Sandoval of DreamHome Staging in Hollister, CA staged this vacant home where before you mostly notice the bad valance and broken blinds.  Another critical reason to always staging a vacant space…look how the after staging makes this room look adorable!

 

 

 

Every tiny area of the home can benefit from a fresh perspective!  Laura McAllister of Laura Lorraine Designs, a staging company in Rancho Cucamonga, CA helped a friend redesign their entry table area.  Every area of the home, gives the interior stylist an opportunity to create style, function and a smile on the owner’s face!  I love how that tiny space now has big impact:

 

I’m buried in home selling success stories and wish I could share them all!  I also get to hear a ton of personal success stories especially from new members who just decided to take the plunge, follow their dreams and start a home staging and design business…

here’s a couple of my recent favorites that made me laugh out loud…

I am so excited about this business that I can barely sleep!  I dreamt about color  combinations all night. My boyfriend is looking at me sideways,  wondering why this makes me so happy!

5 Reasons Stagers Should Become a Redesigner

I always say that the relationship between “home staging” and “redesign” is like two sides of the same coin.  They are very similar services but the “WHO” of the design element for the redesigner is very different.

What separates staging from redesign is whether we are designing the space for the buyer demographic or the home owner?

What’s the difference between interior design and redesign (or home styling)?  Redesign always starts first with using what the home owner already has and loves to enhance the space.  In fact, a great redesigner can literally work miracles in just a day in the home!

So why should a home stager also be trained in the art of redesign?  Here are 5 great reasons along with some fantastic redesign photos done by Debbie Simril of Debbie Simril Interiors

1.  It’s an Easy Up-Sell for Redesigners

Statistically, sellers are much more inclined to spend money on the home they are moving into rather than the home they are moving out of, so it’s a much easier “sell”.  You’ve just staged the seller’s home to sell, so they already know you, trust you and like you.  This should be a no-brainer for home stagers but I find that they just are not “positioning” their redesign business correctly, so they are missing out on huge income returns!

2.  Being a Redesigner is a Great Way to Keep a Favorite Client

We all have had those client’s we just LOVE, so why not keep the relationship going and work with them on their next big project?  Focus on quality relationships rather than quantity while building your design network of great referrals!

Remember to have a special business card you can hand to your favorite client’s as a thank you for being so wonderful to work with.  In the example I created below, you can put your business information on the back and hand write the discount/message you wish to give your clients.

3.  Design is More Lucrative

Yes, I said it…you will make more money if you position your business for BOTH staging and redesign.  Redesign projects tend to last longer and have higher dollar amounts then the average staging project.  I’ve been training stagers for more than 10 years now and I can comfortably say that my long-time veterans are now doing more redesign/design than staging (unless they focused on a niche).  Why is that?  Because they positioned their business to market first staging then second, redesign.  They followed my business model of doing both staging and redesign!

4.  Design is HOTTER Than Ever!

Yes, the career outlook according to a recent Houzz survey shows that the design industry is feeling more confident than ever!  This isn’t a huge surprise because it mirrors what is going on in the staging industry…when home values rise, so does home improvement spending.

5.  The Perfect Business Model

A lot of stagers who join my training program tell me that they were always slow in the fall/winter season since their business reflected the real estate industry lulls.  Ironically, redesign and design picks up in the fall and winter as people decorate for the holidays, so having a business model that incorporates redesign and holiday design makes for a well-hedged business model.

5 Steps to Successful Blogging for Home Stagers and Designers

I just finished updating my “Blogging” section and creating a webinar about successful blogging for home stagers and designers in 2015.  The Internet is always changing and so I’m constantly updating my training material to reflect what matters to stager TODAY.

Blogging for business is not about writing down your musings so much as giving prospects an insight to the way you work and your style, so having a plan for how to do this is essential!

If you’re a home stager, you may be saying, “why blog?”  That’s a good question.  Here are six great reasons why blogging is essential for home stagers:

  1. For skilled writers who are capitalizing on their strength
  2. To create credibility – which in our industry is critical
  3. To create a “Buzz” about your business and staging in general
  4. Better SEO for your website – Who doesn’t want that?
  5. Build your email list – Fill your pipeline with prospects
  6. “Touch” your prospects/clients – Most of sales is just reminding people that you are there

I see so many stagers create interesting blogs to only have them go out into the Internet-sphere never to be read by anyone!  It’s a complete waste of time to blog and not be incredibly “intentional” about it, so…

Here are my 5 Steps to Blogging Success for Home Stagers and Designers:

1.  WHO Exactly is Your Audience?

As a professional home stager and designer, you have many different target markets you could potentially be writing to.  Too many times I see stagers writing for other stagers which really doesn’t help them at all.  In the blogging training I added the members area, we listed those target markets, where they hang out online, what they wanted to see/learn about and more importantly…what they would share.  When you know WHO you are targeting you can move onto the next key step and that is…

2.  WHAT Are Your KEY WORDS?

One of the beautiful things about the home staging vs the design industry is it’s lack of keywords.  Yes, it’s a good thing when there are few terms that describe what you do because that makes listing those terms that much easier.

For the home staging industry, the key words that 85% of folks would use to search are “home staging” and “home stager” but getting to the top of Google with those keywords can be tricky, so thinking outside of the box is imperative.  List your “service” key words and how someone in your area might phrase those services and your type of work in a search.  Next list your specific location keywords and you have a starting point for what to blog about.

A very cool tool that helps you brainstorm these key word terms is at www.semrush.com.  Remember, my philosophy is to help stagers never reinvent the wheel and when you know how to use the cool tools online that help your business…you save tons of time!

3.  HOW Can You Get Their Attention?

Nobody wants to read straight text.  In an era of very short attention spans, it’s critical to be visual and readable!  Here are things to think about when trying to get your reader’s attention:

  • Headlines Matter – There are cool resources online that can help you craft a killer headline and I list some in the training
  • Images Matter – We are in the visual industry and a picture is worth 1000 words, so make this work for you!  I list a ton of great resources and rules for images in the training but you all know I’m a huge fan of Canva which puts the visual in motion.  Canva is developing a Canva at Work program I’m excited to see, so go to Canva for Work so you get early access.
  • Readability Matters – People like numbered lists and bullet points, so it’s easier to skim the page.
  • Grammar Matters – Another cool tool that can help with your grammar is at www.grammarly.com.

4.  WHEN Should You Post?

It’s not so much about what time of day (although I’d stick to midday) but how often?  It takes time to blog, so shooting for once a week on Wednesdays is a good goal to start.  Plan ahead and develop a calendar based on the ideas you brainstormed in steps 1-3.

There’s nothing worse than going to a website and seeing that the last blog was posted in 2012!  An easy way to not give the impression you’re out of business is to simply leave the date off your posts.

5.  WHERE Can You Distribute Your Post?

You see, the key to successful blogging is the ability to not only write well but more importantly, distribute the blog to the specific audience you are targeting.  There are so many great ways of doing that!  In the blogging training I put in the HSR members area, I created a worksheet that listed the places I repost/share my blog once it’s up.  Obviously, you will want to share your post on your Facebook, Pinterest, Twitter profiles.  Beyond that you will want to share it on your LinkedIn and Google+ profiles, as well as with your Groups, Circles, etc…Having a worksheet that helps you keep track of when you shared the post to each profile is critical!

In the HSR Training, I have an exhaustive list of all the editorials across the country by city in my “Public Relations Section”.  A great way to get publicity is to share your articles/posts with your local newspaper/magazine editors who are always looking for content and photos!

In Closing…

When you think about it, this 5 step formula for blogging success can really work for almost any industry, so if you’re a real estate agent, you may want to follow this formula as well!

The home staging industry is growing leaps and bounds and it helps all of us when stagers look great, get press and are connecting very credibly with real estate agents, sellers and home owners!
