Home Staging Props for An Easy Update

Essential Home Staging Props for Every Room of the Home

A key part of home staging is modernizing and the most effective way to modernize a space is to add some key staging accessories that help to update each room.  Usually the home stager after the walk-and-talk consultation will create this home staging props shopping list for the seller.  Better yet, the home stager can simply shop on the seller's behalf to purchase items that will go a LONG WAY in updating the home and attracting that best offer possible.

Home Staging Props Every Seller Needs

Every home can benefit from a new door mat, more greenery, mirrors and what I call "staging trays".  

The 62 inch circular mirror can work in any home and multiple spaces to add additional light, use over a fireplace, in an entryway or go over a bathroom vanity.  At only $60 bucks at Target, this mirror which has over 1000 five star reviews is a steal!

The banana fiber pouf or stool is another extremely versatile item that can add much needed texture to any space for a mere $30 bucks at Ikea.

Essential Kitchen Home Staging Props

Most kitchens lack warmth and personality because they are filled with hard finishes.  Never clear every counter and try and sell a bare kitchen!  Since the kitchen is a huge selling opportunity for the home seller it becomes even more critical to carefully stage counter vignettes that add texture and warmth.

I personally love the look of layered cutting boards sitting upright on a kitchen counter, a bowl of fresh fruit and brand new woven dish towels.  White accessories denote cleanliness, so using white home staging props will help to make the clean connection for buyers.  These small, inexpensive additions go a long way in creating a clean, natural atmosphere.

BEFORE STAGING

Essential Bedroom Home Staging Props

Bedrooms are so personal, that it can be discomfiting walking into another person's boudoir for a buyer...especially if the bedding is old and tired looking.

Adding white bedding enlarges the space and gives it a fresh, clean feel in any bedroom.

Essential Bathroom Home Staging Props

Bathrooms are similar to bedrooms in that they are intensely personal, so using white and having it immaculate will never scare off buyers.  Use a tray to anchor a vignette on the counter.  Fresh white, fluffy towels stacked by the tub and greenery gives the space that spa feel.

Perfect Coffee Table Vignette Home Staging Props

Building beautiful vignettes or what I call "emotional connection points" in each room of the home takes an extreme eye for design.

Home Staging Props for Living Spaces

What room can't benefit from a large jute rug, fresh new pillows, more lighting and fiddle leaf tree?

These simple, yet updated staging accessories are usually the missing  piece in a living space.  Make sure to go large on the floor rugs, so that every front leg of your furniture touches it.  This rug on Overstock is priced right at $200 while the 5 foot fiddle leaf tree with great reviews on Amazon is under $100:  https://amzn.to/2ZGZk9k

Etsy is my go-to place for awesome pillows, so have fun exploring various shops for that perfect, pillow combination.  This Etsy shop had this luxury set of pillows for sale for only $115 which is a steal for this kind of quality and size.

Even if the home seller is on the tightest of budgets, these many items valued in total at around $2000 will make a $20000 difference in the value of the home.

Buyers are looking for stylish decor and statistically will pay more for homes that have updated decor, so spending a bit on these versatile accessories will be an investment in the sale of the home.

Remote Design and Staging

This April 22nd Virtual Happy Hour video continuing our series on how to pivot your business and do remote design and staging easily!

Our virtual happy hours are getting crazier and crazier as we work together as an industry to solve our clients staging and design issues while sheltering in place.  In other words doing remote design and staging which we've all found to be much easier than expected...woot!

How Stagers are Staging Virtually

We are in Week 5 of our Virtual Happy Hours where every Wednesday at 3pm, we drink, laugh, learn, inspire and create strategies for staging virtually during this pandemic!

In last week's virtual happy hour  on April 15th, I discussed the myths about doing business during this time, how the right marketing approach is critical, mistakes stagers are making, why you can work with clients remotely to do staging virtually and I recapped my "A-Z Guide on Working Remotely and Staging Virtually with clients".

The one-hour, free live session went over a lot and more importantly, the chat room of over 250 fellow happy hour friends had so many interesting comments and ideas that of course the video below includes the very active chat room.

I'm so grateful for all the comments and emails from so many of you that took my "A-Z Guide to Going Remote and Staging Virtually" and ROCKED it with your clients!  Stagers are working with clients like never before to solve their most pressing issues...to stage and sell in this pandemic or to love where you are sheltering in place.

In the training video above, I talk about the importance of being present, helpful and available with your clients...this is a time to shine as a business!

In the video I share tons of inspiring and encouraging stories of stagers partnering with their agents clients to help sellers staging virtually, as well as talked about how so many of us have taken moments to "reset" in life, relationships, passions and business.

I also talk about the mistakes stagers are making during this time!  You don't want to be the person who annoys but rather helps yet some stagers are marketing with the wrong tone (I show you an example).  Selling aggressively is not the answer.

Secret to Marketing Your Remote Design Services

In our April 8th, Virtual Happy Hour I gave a detailed presentation PLUS resource links and "copy and paste" scripts on exactly how you should market your new remote staging and design services.

I showed people a brand new marketing approach that will win them results RIGHT AWAY.  Trust me when I say that you have never tried this with clients, so the value in this free presentation will blow your mind.

Here's the process I shared but I took it one step further by including very specific, copy and paste scripts to use in order to not be overly salesy but authentic.  Overly salesy is not going to work in this time of crisis.

Ann Struve took my advice from the training video below and contacted 8 agents using my scripts (below) and had 3 agents get right back to her about her remote staging services...woot!

I also shared inspiring stories of people just like you who are shifting their business to work remote or starting something brand new with their life during this downtime.  In other words, they are not satisfied with puzzles and Netflix:-).

In fact, now is NOT the time to be silent with your customers.  Agents need to know how you plan to work with their clients, so setting the positive, can-do tone for that remote work is essential to you being the stager of choice to agents in the future.

Staging Business Advice for Dealing with Covid-19

I've thought long and hard on how to approach everything we are seeing on the news regarding Covid-19 in a positive and productive email to you my dear readers. 

No doubt, you are getting a lot of these emails but my hope is to take a different and more "actionable" approach that is tailored to the staging/design industry and filled with helpful tips, useful tech tools, free training and weekly inspiration...

First off, I want to encourage you by telling you that this is temporary.  This too shall pass (hopefully sooner than later).

We are all in this together.  We are all impacted. 

Together we can be stronger and while the news shows the negative, I believe all of us has witnessed patience, grace and kindness at our local stores/communities in the wake of this more often than not.

Homes still need selling and staging.

I'm going to try and follow this equation in my business, family and community so I hope that it is helpful to you too...

Prepared + Perspective + Productivity + Positivity = Peace and Empowerment

Prepared...

For your business -  

  • Begin having conversations with your clients, employees and vendors in anticipation of the best way to handle quarantine if that happens in your area.
  • Contact your clients about how you can still help while social distancing...there's so much you can do using technology (see below) 
  • Use free technology like "Facetime" or Skype to do walk-throughs with your clients.  Jody Lovitt, emailed me saying she is already doing "virtual, occupied consultations" and her clients are embracing it...they still need your help and we can pass off our expertise remotely.  Have them send you their room photos ahead of time and then schedule the call. 
  • Time to start moving business activities like banking, team communication, etc...online.  Hint - An easy way to share your screen and communicate quickly via video is using a free technology called Loom - https://www.loom.com/
  • Use Google Calendar to stay organized and communicate, use Facetime or Discord to group chat (my son has been using the Discord app a ton to watch movies with friends remotely - https://discordapp.com/)
  • Use E-Design to move your design clients to remote design and planning.  I've reopened last week's webinar on this, so you can see how to do that using Designfiles.co. Click here for the direct link to the replay but ignore minutes 15-20 when I had technical snafoos:-)

 

Perspective

I've had to have "perspective" conversations with my sons whose friends are still out hanging out with each other while they are "stuck inside".  My girlfriend sent this quote to me and it helped my boys put their isolation in perspective AND shift into a more productive mode.

 

Productivity - I've decided to use this time to refresh my training, refocus on my goals and give back to my community of home stagers.

The first thing I'm going to do is have weekly, "Staging Q & A Virtual Happy Hours" where we are just going to do Q & A sessions, look at gorgeous photos, encourage one another and brainstorm ways to make our businesses stronger, more organized and ready for when this temporary period is over.

Here's some ideas for your business:

  • Email your clients about this "temporary new norm" and let them know that most everything you do, can be done virtually or with social distancing.  Most importantly, the sell of their home is top priority.
  • Use my weekly goal and activity sheet to make a planClick here to watch the training I gave on this in January that I've reopened due to this situation.
  • Organize your inventory
  • Photograph your inventory
  • Rework your website
  • Set-up a sales funnel on your website for each service you offer
  • Create your social media calendar
  • Redo your portfolio or organize your photos
  • HSR grad Karen Hunter shared that she is creating videos with her photos (you can use the Loom tech for that or my favorite app Ripl (search your app store)
  • Clean up your contact list - Create a contact list using mailchimp.com or hubspot.com which are both free
  • Go through that training you purchased but didn't finish:-)
  • Think about adding staging, color, design or e-design training to your skill set

Here's some ideas for your family:

  • Work out, bike ride or walk outside together
  • Do a puzzle (I've got one on my dining table as we speak:-)
  • Play games
  • Have Facetime Happy Hours...yes, I've been doing this too with my family
  • Stay connected most importantly with friends and family
  • Serve people in need (I've been doing all the shopping for an elderly parent)
  • Organize those photo albums
  • Organize those closets or redecorate your rooms

 

Positivity - This one is tough...but the world needs this from us today and we need this for ourselves.
